Does that apply in pa?

Reply from DebtCollectionAnswers.com:

It does matter what your state, if you inherit a home or other real property with an unpaid lien on it and you want to keep the house, you must pay off the lien according to the terms of the loan.

The lien on your mother's home transferred with the home when she gave it to you, so if you want to keep the home and avoid a foreclosure, you must continue making the payments on it. If the payments are high however, why don't you look into refinance the loan given that mortgage interest rates are low right now. A lower interest rate would lower your monthly payments.
